Land Development

AWT has 25 years of experience working with realtors, builders, and land developers. AWT’s licensed soil scientists and professional engineers are highly skilled in completing the preliminary work to develop a tract of land. AWT provides each client with a contact individual, who supports that client from start to finish.

Soils / Septic

AWT employs experienced, licensed soils scientists who can evaluate land for septic suitability. Options for septic systems, recommendations on size of systems, and a map showing the suitable area, are all included with the General Soils Report.

Phase 1 Report

AWT employees accumulate data on present conditions of the land and perform an Environmental Review of the site. The Phase 1 report addresses historical uses of the property and any potential impacts that these uses may have had on the site.

Wetland and Flood Zone Assessment

An assessment of possible wetland features, drainage areas, and areas prone to flooding will be performed at the site. Federal Emergency Management Agency (FEMA) floodplain maps and landscape positioning are also used in the determinations. These features require special consideration in development.

Lot Layout

AWT engineers and soil scientists work together to ensure that the lot layout will provide the necessary areas for on-site septic/wastewater. AWT has working relationships with surveyors and works with developers to maximize the lot yield on a given property while still maintaining effective stormwater management design and utility layout.

Stormwater and Erosion Control

AWT engineers use the latest modeling and design software to design a cost-effective plan for controlling stormwater runoff. AWT can lead developers through the permitting process and ensures that the project meets erosion control regulations.

GIS/GPS

AWT utilizes Geographic Information Systems (GIS) technology in conjunction with Global Positioning Systems (GPS) to enhance our work products. Digital cartography is integrated into reports and projects to provide accurate and informative visual illustrations.
